Information and Considerations for Park Shore Association Members

Dear Park Shore Association Members,

We want to bring to your attention a significant development proposal that is currently under consideration in our neighboring community of Pelican Bay, which has the potential to impact Park Shore residents. The Naples Grande Resort is seeking approval to replace seven of its tennis courts with a waterpark. While the planned site is technically within Pelican Bay, it sits very close to our Park Shore border.

Key Issues and Potential Impacts

The proposal has generated considerable discussion, with many Pelican Bay residents expressing concerns on several fronts. As your Association, we believe it is important to keep you informed and encourage you to consider the possible effects on our own neighborhood:

  • Traffic Generation and Parking Demand: The proposed waterpark will be open to the public, potentially increasing vehicle traffic along bordering roads and placing additional pressure on available parking in the vicinity. Increased congestion at peak hours could affect commutes and access for Park Shore residents.
  • Acoustics/Sound/Noise: Waterparks typically generate elevated noise levels due to water features, guest activity, and public announcements. Sound could carry into adjacent Park Shore properties, especially depending on layout and prevailing winds.
  • Stormwater Management: Large water features and additional impervious surfaces can alter drainage patterns. There is concern about the waterpark’s stormwater management plan and whether runoff could impact resiliency efforts in that area.
  • Lighting and Visual Impact: Extended operating hours and the nature of waterpark lighting may introduce additional light pollution, affecting nighttime ambiance and views for homes near the border.
  • Safety and Security: An increase in public visitors to the area raises questions about neighborhood security, especially in areas adjacent to the new attraction.

Monitoring and access controls will be important issues for local authorities and residents alike.

  • Hours, Seasonality, and Neighborhood Impacts: The waterpark’s planned hours of operation are unknown as well as the capacity for visitors. Extended or late-night operations could further affect quality of life for nearby residents.

What Happens Next?

At this stage, the proposal is still subject to review by Collier County and may be revised in response to community feedback. We encourage Park Shore residents to stay engaged,  We have included a representation of the proposed layout which includes a lazy river, a complex of slides, a restaurant and a bar, among other things.
